What do my assessments pay for?

Purpose of Assessments. The Annual Assessments levied by the Association shall be used exclusively for promoting the health, safety, pleasure and welfare of the Owners of Lots and costs of expenses incident to the operation of the Association, including, without limitation, the maintenance and repair of properties and facilities located upon the Common Area, the maintenance of services furnished by the Association, the repair and replacement of the improvements of the Common Area, payment of all taxes and insurance premiums, and all costs and expenses incidental to the operation and administration of the Association and its facilities and services.

The Special Assessments shall be used for the purpose of paying the cost of the capital improvement for which such Special Assessment is levied, and all expenses incidental thereto.

How is the Beneficial HOA organized and managed?

The affairs of this Association shall be managed by a Board of three Directors, who need not be Members of the Association, nor residents of the State of Washington. At the first annual meeting the Members shall elect one director for a term of one year; one Director for a term of two years; one Director for a term of three years; and at each annual meeting thereafter the Members shall elect one Director for a term of three years.

Is membership in the association optional?

No. If you own a lot within the boundaries of Beneficial Homeowners Association, it is not an option to not be part of the association, as stated within the CC&Rs and as signed at the time of closing of your real property when you purchased your home.

I bought my property in June. Do I have to pay a full year’s assessment for the first year?

No. It is the responsibility of the previous owner to pay the dues for the year, unless a different agreement is made between you and the previous owner. Any such request shall be submitted in writing.

Are there other fees associated with the association?

Not typically. In rare instances there may be a Special Assessment for capital improvement.

When are the association meetings?

Annual Meetings are held once per year unless there is a need for a special meeting. Notification of the Annual Meetings is sent out thirty days prior.

How do I get a copy of the rules and regulations?

The CC&Rs and other governing documents are available on the Documents page — feel free to view or print a copy.

How does the association enforce the rules and regulations?

There is a process the Board of Directors follows. For all complaints submitted, the Board will verify the authenticity of the complaint and, if applicable, send written correspondence to the homeowner asking them to correct the problem. If further action needs to be taken, the Board has the authority to pursue legal action against the owner.

If I believe a violation of the rules and regulations is taking place, what do I do?

I’m interested in repainting or making a modification or addition to my property. What are the procedures?

All structural changes made to your lot will need to be submitted to the Architectural Control Committee. Please review the Architectural guidelines and submit your request through the contact form with “Architectural request” as the subject before making changes.

Can I advertise to residents in Lakeland?
